Kamehameha Schools' Commercial Real Estate Group (CRE) is searching for a Manager, Portfolio Strategy & Finance.
This role works within CRE's Portfolio Strategy & Finance department, and is tasked with analyses of potential master planning projects, development projects, transactions and other investment opportunities while bringing a finance perspective to CRE's efforts generally; analyzing and assessing risks and opportunities at the CRE portfolio level; and assisting with the development of strategy under a variety of circumstances.

This is a Hybrid position providing work from home flexibility on an approval basis.
Job SummaryAssists with short- and long-term strategy development, planning, and implementation to optimize portfolio performance, with occasional input from supervisor.
Provides analytical support and a financial perspective on key projects, manages and tracks initiatives, transactions, development projects and other activities across the real estate portfolio.
Manages dedicated and ad-hoc teams of Analysts in the course of these same activities.
Manages and conducts opportunity analysis, risk assessment, due diligence and market research on moderately to highly complex projects and opportunities of strategic importance, with occasional input from supervisor.
Exercises judgment in developing opinions, conclusions and recommendations in support of organizational decision-making, with occasional input from supervisor.
Highly proficient in all areas of real estate finance and investment analysis including financial and economic analysis at asset and portfolio levels, portfolio strategy, valuation, macroeconomic and market trends, financing, development analysis, lease rates, pricing, deal structuring, project management and scheduling.
Essential ResponsibilitiesProject and Personnel Management Manages a team of analysts and PF project team members in carrying out PF functions, including as relates to portfolio analytics, identifying and analyzing benchmarks, valuation, real estate investment analysis, and budgeting and reporting.
Provides project management and project-management support for multiple and complex transactions, development projects, planning and development initiatives, and ongoing operational needs.
Tracks projects, provides project updates, coordinates status of assignments with others, and prioritizes work for complex projects.
Planning, Development and Transaction Support Serves as Portfolio Finance (PF) lead on specific planning, development and transaction efforts, provides a finance perspective to the project/transaction team and management of other PF personnel in the execution of project/transaction specific functions.
Participates in joint venture/partnership selections and negotiations, where appropriate, to supplement in-house capabilities, access third-party capital, leverage third-party expertise, and optimize risk-adjusted returns.
Manages and conducts front-end diligence of specific projects, including preparation of financial projections, diligence, opportunity assessment, risk assessment, etc.
Real Estate Portfolio Strategy & Analytics Assists in development of the Commercial Real Estate (CRE) portfolio plan.
Supports development of portfolio-wide risk mitigation strategies to minimize return volatility (subject to the achievement of the target mean return).
Interprets income and capital appreciation components of total return, and participates in the identification of value-creation strategies.
Provides input into analysis of CRE risk/return profile to inform optimal asset allocation and the CRE Portfolio Strategy.
Analyzes the income and capital appreciation dynamics of the CRE Portfolio in relation to the Financial Assets Portfolio.
Performs advanced, complex financialand non-financial analyses in support of organizational decision making, including but not limited to, single-asset and portfolio-level analyses of historical asset or projected performance, portfolio projections, project pro-formas for new development or renovations, lease-by-lease projections of operating assets, and net present value calculations for prospective land or building leases.
Creates and maintains advanced, complex financial models using Excel and other financial software.
Responsible for reviewing and vetting analyses and financial models created by analysts and others using Excel and other financial software.
Analysis and Reporting Manages overall divisional reporting for financial and non-financial performance, including variance reporting, quarterly activities report and otherwise, working in coordination with KS Finance staff as necessary.
Financial Management Manages and conducts research, analysis and reporting relating to financial activities generally, including as relates to budget variances, operating performance, periodic variance analysis, periodic standard reports triggered by activities other than the passage of time, under-performing or watch list assets, rent rolls and other property-specific reports, accounts receivable, financial trend analysis and periodic asset valuations.
Performs project-to-actual comparisons for development projects.
General & Administrative Performs/participates in general and administrative responsibilities including:
1) preparing Requests for Action (RFA), fiscal and other reports, 2) participation in applicable KS and/or Endowment initiatives and 3) other related duties as assigned or requested.
Position Requirements Minimum Qualifications - An equivalent combination of education and experience may substitute for the requirements listed.
Bachelor's Degree in business administration, finance, real estate development, urban land economics, economics, or project management.
Minimum of 7 years' experience in real estate or a related field, with a focus on financial analysis, investments/acquisitions, valuation, management consulting or finance.
Minimum of 3 years of experience as a manager.
Excellent understanding of finance and valuation theory Excellent financial analysis and modeling skills.
Must be able to build and review complex financial models.
Strong understanding of the full cycle of commercial real estate investment activities, including development, analysis, asset management, and financial structuring.
Strong understanding of real estate economics including supply and demand relationships, analytical techniques, and knowledge of appraisal approaches and drivers of value.
Strong project management skills and ability to manage multiple and competing priorities.
Strong business acumen and business judgment, strategic orientation as well as outstanding decision making skills Outstanding customer service orientation.
Highly skilled in building and managing relationships Excellent interpersonal skills, including presentation, oral communication, and writing.
Strong computer skills and working knowledge of lease-by-lease software applications, with the ability to learn new applications.
Impeccable character with high ethical standards consistent with those articulated by Kamehameha Schools Ability to prioritize and manage multiple activities, projects, and project teams simultaneously; manage projects to deadline; meet individual deadlines; work with a high degree of accuracy.
Ability to manage highly confidential information using ethical conduct and discretion at all times.
Strong knowledge of Microsoft Office, including expert-level Excel skills.
Strong verbal and writing skills.
Preferred Qualifications Masters of Business Administration in a closely related field.
Professional Association Certification (CPM, CRE, CCIM) Chartered Financial Analyst (CFA) designation.
Working knowledge of accounting practices and advanced knowledge of real estate finance/valuation software.
Familiarity with government departments and regulations with regards to permits, zoning, building codes, and archaeological issues.
Familiarity with trends, supply/demand, and issues affecting real estate.
Physical and Mental Requirements Frequently sit, perform desk-based computer tasks and grasp light or fine manipulation, talk or hear.
Specific vision abilities required include close vision, peripheral vision and ability to adjust focus.
Occasionally stand and walk, write by hand, and lift, carry, push and/or pull objects that weigh up to 10 pounds.
Rarely twist, bend, stoop, squat, kneel, crawl, climb, reach or work above shoulder, or grasp forcefully.
Working Conditions (including environmental conditions) This position may involve traveling to various locations, including neighbor islands to conduct business.
Work is conducted in an office/school environment and may require work to be conducted in non-standard workplaces.
Work is typically conducted Monday through Friday at normal business hours but evening and weekend hours are often required to meet goals and objectives.
