The Director ofPhysical Plant collaborates in the effective operation of a Catholic educationprogram by supporting the goals and spirit of Catholic education in general andthe school programs in particular; ensuring an effective instructional program;continuing in professional growth; encouraging student educational growth.ESSENTIAL FUNCTIONS/MAJOR
Responsibilities:

The Director ofPhysical Plant is responsible to oversee and lead the operation, maintenance,and cleaning of the physical facilities of the school including buildings;associated electrical and mechanical systems; heating, air conditioning, andplumbing systems; and grounds. This position works closely with academic andadministrative leaders to ensure that school expectations for the condition ofthe physical campus are met within the allocated budget. This position worksclosely with campus planning groups to develop annual and long-term plans andbudgets. I. COMMUNITYOF FAITH A. PROFESSIONALRESPONSIBILITIES The Director shall oversee the general physicaloperation of the school (including but not limited to the Grade School and HighSchool campuses) which shall include the supervision of all facilitymaintenance personnel and service providers. The Director will:
A. Manage allaspects of physical plant projects from concept through completion includingcoordinating activities, assigning contractors/inspectors as well as monitoringproject progress, cost, and quality, and resolving problems that arise. B. Prepareoperational budget for fund requirements and continually monitor expendituresto assure that funds allocated are effectively utilized. C. Prepare andmaintain operational plans. Monitor and report on targeted benchmarks. D. Lead andprovide oversight for planning and executing all small and large capitalbuilding projects that include new construction and renovation. E. Preparepersonnel staffing requirements and supervise staff in operational andadministrative functions. F. Develop andimplement safety and training programs for physical plant staff and physicalsecurity of both campuses. G. Serves as aliaison with the Board Facilities Committees and develops long rangemaintenance and capital improvement projects for the Board's consideration. H. Maintain andrecord keep all plans (blueprints, etc.), facility documentation, vendorrelationships and agreements. I. Work closelywith all service providers to ensure scope of work is being performed per contact. J. Performregular property inspection of the facilities and maintain a propertyinspection log. K. Developemergency and evacuation procedures and conduct emergency response practice drills. L. Overseephysical security of the properties. IV. PROFESSIONALGROWTH A. Bachelor's degree inconstruction, engineering, project management or related field B. Three years managerialexperience in the maintenance field D. Demonstrated knowledgeof leading capital project planning and management including early estimatorskills, budgeting, planning, construction, and renovation E. Experience in overseeingfacilities operation. F. Hands-on technicalexperience in one or more functional areas (electrical, mechanical, woodwork,etc.) G. Familiarity with facilities,work order management systems and current desktop software. H. Experience withcontinuous improvement initiatives and practices of a complex facilitiesoperation. I. In-depth knowledge of and experience in troubleshooting chilled water airconditioning, electrical, and plumbing distribution systems. J. Ability to readarchitectural, electrical, and mechanical plans. K. General knowledge ofapplicable laws and regulations (i.e., OSHA, Fire Safety Codes, ADA, EPA,Hawaii Labor, etc.). II. PHYSICALREQUIREMENTS Heavy physicaleffort is required. While performing the duties of this job, the employee isrequired to stand, walk, talk, reach, sit, hear, handle, and perform repetitivemotions of the hands/wrists.May need toclimb stairs and ladders; lift, carry, push and/or pull items up to fiftypounds. Must be able to respond effectively to emergency situations. Frequentprolonged standing/walking, push/pull or move/lift heavy equipment andsupplies; manual dexterity and mobility with occasional reaching, stooping,bending, kneeling, and crouching; specific vision abilities required includeclose vision, distance vision, color vision, peripheral vision, depthperception and the ability to adjust focus. III. WORKINGENVIRONMENT Exposedto hazards from electrical/mechanical/power equipment; may be exposed toodorous and/or toxic chemicals; subject to burns and cuts; subject to injuryfrom moving parts of equipment; subject to allergic reactions from plantsand/or chemicals; works in precarious or high locations (ladders, scaffolding,etc.); occasionally subjected to irregular hours; occasional pressure due tomultiple calls and inquiries; work may be performed in cramped or awkwardpositions; occasionally works in outside weather conditions; exposed tomoderate noise levels in the work environment. IV. The check can be for multiple reasons such as signing bonus, supplies, etc. The victim will be instructed to deposit the check and use the money for any of these reasons and then instructed to send the remaining funds to the fraudster. The check will bounce and the victim is left responsible.
